Project Overview

The Sterling by Omniyat is a landmark twin-tower residential development located approximately 700 metres from The Dubai Mall within Dubai’s Burj Khalifa District. The development comprises two contemporary residential towers, associated entrance lobbies, retail spaces and landscaped podium gardens.

Positioned in a prime central location with direct views towards the Burj Khalifa, the project combines high-specification interior design with complex structural and architectural elements. The scheme was developed to deliver premium urban living within one of the most prestigious residential districts in the Middle East construction market.

As a high-profile residential construction project in Dubai, the development required robust programme management, structured reporting, and independent oversight to ensure schedule integrity and commercial protection throughout delivery.

Critical Path's Involvement

Critical Path was initially appointed by Omniyat as Independent Planning Representative to provide objective programme oversight and independent progress reporting. The appointment involved detailed review and forensic assessment of the main contractor’s baseline and updated construction programmes to ensure alignment with contractual obligations and milestone requirements.

The team provided structured programme analysis, schedule validation, and independent reporting to improve transparency and programme certainty across the project lifecycle. This included time management support, risk management assessments, procurement programme review, change management evaluation, and structured reporting aligned with project controls best practice.

During the course of the engagement, Critical Path was further instructed to provide expert planning support in relation to multiple Extension of Time (EOT) claims submitted by the main contractor. This included independent delay analysis, assessment of claim merit, and advisory input to support informed commercial decision-making.

Through disciplined programme review and construction planning consultancy, Critical Path strengthened schedule governance and enhanced visibility of time-related risk exposure on this major Dubai residential development.
