Vida Marina Hotel is a 220-metre, 57-storey mixed-use tower located within the Dubai Marina community. The development overlooks the marina waterfront and integrates residential apartments with branded hotel accommodation in a single high-rise structure.
The scheme comprises approximately 518 residential units, including one to four-bedroom apartments, alongside 158 hotel rooms. Three basement levels are dedicated to parking, with a contemporary architectural design and direct connectivity between the main street entrance and the Marina Promenade.
As a tall mixed-use waterfront development in Dubai Marina, the project required coordinated structural sequencing, vertical logistics management and phased fit-out integration across residential and hospitality components. Robust construction planning and disciplined programme control were essential to manage the complexity of simultaneous residential and hotel delivery within a constrained urban environment.
Critical Path was initially appointed by Killa Design as Planning Representative to provide independent programme oversight and structured progress reporting.
The role included detailed review of the contractor’s baseline and updated construction programmes, assessment of logic sequencing, milestone validation and independent evaluation of reported progress. Through structured schedule analysis and project controls reporting, Critical Path enhanced visibility of time-related risk and strengthened governance of programme performance.
During the course of the engagement, Critical Path was further instructed to provide expert planning support in relation to Extension of Time claims submitted by the main contractor. This included independent delay analysis, review of claim substantiation and assessment of entitlement in accordance with contractual provisions.
Additional services included time management oversight, risk management analysis, procurement programme review, change management evaluation and structured reporting aligned with recognised project controls best practice for high-rise mixed-use developments.
Through disciplined programme monitoring and independent schedule validation, Critical Path supported improved programme transparency and strengthened commercial confidence across this complex Dubai Marina development.
