Al Zorah is a large-scale mixed-use coastal development located in Ajman, United Arab Emirates. Positioned approximately 25 minutes from Dubai International Airport and 20 minutes from Sharjah International Airport, the masterplanned destination is designed to establish a vibrant seaside community integrating residential, hospitality, leisure and commercial elements.
The development encompasses luxury hotels and resorts, residential communities, commercial space, leisure facilities and an 18-hole golf course set within a natural landscape of sandy areas and protected mangroves. The scale and environmental sensitivity of the scheme required coordinated planning across multiple workstreams, stakeholders and phased construction packages.
As a multi-component master development in the UAE, the project demanded structured programme oversight, independent review mechanisms and proactive time risk management to maintain alignment across infrastructure, hospitality and residential delivery phases.
Critical Path was initially appointed by the Engineer as Independent Planning Representative to provide objective programme review and independent progress reporting.
The role involved detailed assessment of the contractor’s baseline and updated programmes, validation of sequencing logic and milestone alignment, and structured reporting on schedule performance. Given the scale and phased nature of the development, particular focus was placed on interface management between infrastructure works and vertical construction packages.
Services also included time management oversight, risk management analysis, procurement programme support, change management review and structured reporting aligned with recognised project controls best practice.
Through disciplined programme monitoring and independent schedule validation, Critical Path enhanced transparency, strengthened governance of time-related risk and supported informed decision-making across this complex mixed-use coastal development.
