Anwa Tower stands as the first and tallest tower within Dubai Maritime City, rising 44 floors and comprising 225 high-end residential units. Positioned along Dubai’s waterfront, the development delivers uninterrupted sea views and premium residential accommodation within a strategically located coastal district.
The scheme combines architectural prominence with complex vertical construction sequencing, high-specification finishes, and waterfront interface considerations. As a flagship residential development in Dubai, the project required structured programme governance and independent oversight to maintain schedule integrity and manage time-related risk across a multi-storey construction environment.
Its location within Dubai Maritime City introduced logistical, procurement and sequencing challenges typical of high-rise waterfront construction projects in the Middle East. Robust project controls and disciplined planning management were therefore critical to successful delivery.
Critical Path was appointed by Omniyat as Independent Planning Representative to provide objective programme review and independent progress reporting throughout the construction lifecycle.
The role involved detailed assessment of the contractor’s baseline and revised construction programmes, validation of critical path activities, and independent reporting on schedule performance. Through structured planning review and programme monitoring, Critical Path strengthened transparency, accountability and schedule control.
During the course of the engagement, Critical Path was further instructed to provide expert planning support in relation to multiple Extension of Time (EOT) claims submitted by the main contractor. This included independent delay analysis, technical review of claim substantiation, and formal assessment of entitlement in accordance with contractual requirements.
In addition to programme review and EOT analysis, services included time management, risk management, procurement programme support, change management evaluation and structured reporting aligned with recognised project controls best practice.
Through disciplined construction planning consultancy and independent schedule oversight, Critical Path enhanced programme certainty and strengthened time risk governance on this landmark Dubai high-rise residential development.
