Project Overview

The Opus by Omniyat is a landmark mixed-use development located in Dubai’s Burj Khalifa District. Designed by Dame Zaha Hadid, the 20-storey architectural statement integrates high-end residential units, premium office space, fine dining venues and the ME Dubai hotel, operated by Meliá Hotels International.  

Recognised globally for its sculptural form and structural complexity, the building represents a technically demanding construction project within a high-profile urban environment. The integration of hospitality, commercial and residential elements required coordinated programme management, phased sequencing and rigorous oversight to ensure milestone alignment across multiple stakeholders. 

As a flagship mixed-use development in Dubai, the project demanded disciplined construction planning, structured reporting and proactive time risk management to maintain programme certainty throughout delivery. 

Critical Path's Involvement

Critical Path was appointed by Omniyat as Independent Planning Representative to provide objective programme review and independent progress reporting during construction.

The appointment included detailed assessment of the contractor’s baseline and revised programmes, validation of logic and sequencing, and independent evaluation of progress against contractual milestones. Through structured schedule review and project controls oversight, Critical Path enhanced transparency and strengthened governance of time-related performance.

During the course of the engagement, Critical Path was further instructed to provide expert planning support in relation to multiple Extension of Time (EOT) claims submitted by the main contractor. This included independent delay analysis, technical review of claim substantiation, and assessment of entitlement in accordance with contractual provisions.

In addition to programme review and EOT support, services included time management, risk management, procurement programme review, change management oversight and structured reporting aligned with recognised project controls best practice. Through independent schedule validation and construction planning consultancy, Critical Path supported improved programme visibility and strengthened commercial confidence on this high-profile mixed-use development.
