Project Overview

The Residences at The St. Regis Belgrade form part of the 42-storey Kula Belgrade tower, rising approximately 168 metres above the River Sava. As a landmark within the Belgrade Waterfront development, the tower integrates branded residences with high-end architectural detailing and refined interior finishes inspired by the surrounding river and historic urban context. 

The development delivers luxury residential accommodation within a complex high-rise structure, incorporating premium materials, bespoke finishes and coordinated façade and MEP systems. As a tall tower construction project in a prominent European capital, disciplined construction sequencing and structured handover planning were critical to maintaining schedule integrity and delivery alignment. 

The scale and architectural prominence of the tower required robust programme validation to ensure construction logic, vertical sequencing and resource planning were fully aligned with project milestones. 

Critical Path's Involvement

Critical Path was engaged by the client to undertake an independent programme review of the construction and handover schedules.

The scope included detailed analysis of programme logic, validation of the critical path and assessment of overall schedule integrity. Comprehensive reports were prepared evaluating sequencing robustness and identifying potential vulnerabilities within the construction timeline.

Resource analysis was conducted through detailed histogram reviews based on programmed manhours, providing visibility of labour distribution and potential resource constraints across key phases of delivery.

Critical Path also identified programme-related risks and provided structured recommendations to strengthen sequencing logic, mitigate time exposure and improve readiness for project completion and handover.

Through objective schedule assessment and structured programme reporting, Critical Path enhanced transparency, reinforced time risk management and supported improved confidence in delivery planning for this landmark European high-rise development.
